Know What You’re Looking For

Residential Property Types in Alberta

Detached Home

A standalone single-family home on its own lot — the most common property type in Alberta. Buyers get the most space, privacy, and land ownership, along with full responsibility for maintenance and upkeep. From starter homes in new suburbs to century-old character houses in established neighbourhoods.

Single family Freehold Yard & garage Most common

Semi-Detached & Duplex

Two homes sharing a single party wall, each on its own titled lot. Semi-detached properties offer more space than a condo or townhome while keeping costs lower than a fully detached home. Common in infill developments and inner-city neighbourhoods, and popular with buyers who want a garage and yard without the full detached price tag.

Freehold Party wall Infill & suburban

Townhouse & Row Home

Multi-level homes sharing walls on one or both sides, typically with a private entrance, small yard or patio, and an attached or tandem garage. Townhomes bridge the gap between condominiums and detached homes. They may be freehold (bare land condo) or part of a condo corporation, each with different fee structures and maintenance obligations.

Freehold or condo Multi-level Private entrance HOA may apply

Condominium

You own your individual unit; the land, exterior, and common areas are shared and governed by a condo corporation. Condos range from compact downtown apartments to spacious penthouse suites and are popular with first-time buyers, downsizers, and investors. Monthly condo fees cover building insurance, maintenance, and shared amenities — always review the reserve fund and status certificate before buying.

Acreage & Rural Property

Properties on larger parcels outside city limits — from small country residential lots of one to five acres to multi-quarter farm and ranch land. Rural properties often rely on a private well and septic system rather than municipal services. Due diligence on water quality, utilities, road access, and zoning is critical and something our rural-specialist REALTORS® guide you through carefully.

Multi-Family & Investment

Properties containing two or more separate dwelling units under a single title — side-by-side duplexes, up-down suites, four-plexes, and small apartment buildings. Often purchased as investment properties generating rental income, or by owner-occupants who live in one unit and rent the others. Understanding local zoning and secondary suite regulations in your municipality is essential before purchasing.

Rental income Owner-occupied option Zoning critical Up to 4 units

Luxury & Estate Homes

High-end single-family homes defined as much by premium location, architectural quality, and custom finishes as by price point. In Calgary, the luxury threshold generally begins around $1 million, with estate properties in communities like Aspen Woods, Springbank Hill, and Elbow Park well above that. Canmore and the Bow Valley also carry a distinct luxury market driven by mountain lifestyle and recreational value.

Premium finishes $1M+ Exclusive communities Mountain lifestyle

New Construction

Purpose-built homes sold by builders — either spec homes ready for possession or presale properties sold from plans before construction begins. Buyers benefit from warranties under Alberta’s New Home Buyer Protection Act and the ability to customize finishes, but must understand deposit structures, possession timelines, and builder contract terms. Having an independent REALTOR® represent you costs nothing and protects your interests throughout the process.

Recreational & Cabin Property

Second homes, cabins, and chalets purchased for leisure rather than primary residence. In Alberta, recreational properties cluster around the Bow Valley, the Rockies, and cottage country lakes east of Calgary. These properties often carry unique financing considerations, seasonal access limitations, and different insurance requirements than primary residences. Our Canmore team specializes in resort and recreational market transactions.

How the Process Works

Connect With a REALTOR®

A buyer’s REALTOR® costs you nothing — the seller pays the commission. Your agent learns your goals, explains the market, and represents your interests exclusively throughout the transaction.

Get Pre-Approved

A mortgage pre-approval confirms your budget and gives sellers confidence your offer is serious. We can connect you with trusted mortgage professionals across Alberta who understand local market conditions.

Search, Preview & Offer

Your REALTOR® sets up custom MLS® alerts and previews properties with you. When the right one appears, we draft a competitive offer and negotiate on your behalf — price, conditions, and possession date.

Conditions, Inspection & Close

During the condition period you complete your home inspection, financing confirmation, and any due diligence. Your REALTOR® coordinates with lawyers, lenders, and the seller’s agent through to possession day.
